Examples of how we get deals done:

  • Tina called Kim & Dave to help her find a home.  We set up a 15 minute zoom meeting to review how our team negotiates for our buyers, went over our menu of services to ensure we could meet her needs as an Expert Advisor, set her up with our preferred lender to get her fully approved like a cash buyer and then we signed the Buyer Representation Agreement.  After seeing about 8 homes we found her the perfect home.  It exceeded her wants, needs and below her budget.  Main issue, she is qualified for an FHA mortgage and only has 3.5% for the down payment and needs to keep the rest in her savings incase of upgrades or repairs that may come up after the closing.  We wrote the offer for a bit over the asking price (where we could justify to the appraiser for it to appraise) asked the seller for $45,000 in toward the payment of allowable pre-paids, Discount Points, and / or Closing Costs on behalf of the purchaser.  The contribution from seller includes any charges for purchaser's Buyer Broker/Agent Fees.  The seller was happy to accept our offer as the last offer he received was all CASH and 20% less than the listing price.  WIN WIN!! 🏆

First, I do not necessarily care whether a Seller or Listing Broker is willing to pay our fees because once our team brings a seller an offer and we come to terms so it meets or exceeds their Net Goal at closing then everyone wins Right?

We believe that the listing broker/Agent should negotiate their fees with the seller and the Buyer Broker/Agent should negotiate their fees with the Buyer.

For our Buyers: I want to make sure you fully understand how buyer representation works

how everyone gets paid and most importantly, how I might be able to save you a lot of money out of pocket.

I generally try to negotiate ALL or at least MOST of your buyer broker fee and our buyer closing costs to be paid for by the seller.  This has been happening over the last 25 years I have been in this business and I personally have negotiated this for 100's of buyers.

Anything we can do to save you out of pocket cash is usually preferred by most buyers but let me know what your thoughts are here.
